TERMS AND CONDITIONS These terms and conditions govern all bookings either made through Stay in the north and/or any other website associated with us, whose offices are at 6 Filleul Rd, Sandford, Wareham, BH20 7AP or directly with owners/landlords. All correspondence should be addressed to The Manager, of Stay in the North.co.uk unless otherwise stated by owner(s)/landlord(s).You therefore accept these booking terms on behalf of all members of your party (if applicable). Any booking made or order placed by you shall be deemed to be an offer by you to book the relevant accommodation subject to these booking conditions. No contract between you and Stay in the North or between you and the owner or landlord shall come into existence until we (a) issues a booking confirmation by email, fax or post; and (b) receives payment in full. We insist you make contact with our representative at least 5 days prior to your arrival in order that a suitable time can be made to meet with you at the property. Full contact details are provided within your confirmation receipt. Security/Holding Deposit You confirm that you will immediately pay a security/holding deposit. This deposit is used to secure the booking and is refundable within 7 days after you have departed the apartment/house/villa as long as there has been no damage caused (See damages section). The rent due for this period must be paid in full before your arrival, and no later than, 2 months prior to your Arrival/Booking date. Maximum Occupancy / Additional persons The total number of persons (including infants and children) using the accommodation must not exceed the maximum occupancy stated by us in our website or any other literature given. Failure to disclose such information is subject to refusal of accommodation or additional charges being applied. Damages You agree to pay for any damages caused to the said property and if need be forfeit the holding deposit plus any additional costs incurred. You agree to give your consent to re-charge your credit/debit card to in order to cover any additional disbursements caused by you or members of your party (If applicable). Cancellation / Notice Period / Transferring a booking In the event of cancellation, the rental charge excluding your holding deposit is forfeited, unless 2 months prior notice is given by you and received by us or the owner or landlord either by email, fax, or post. In cases where only a deposit has been received to date the deposit is immediately forfeited. The following notice period applies to ALL active bookings only:

required Bookings can however be transferred free of charge to another property of your choice, Please contact either Stay in the North or if made directly with the owner or landlord of the property in question. Pets Unfortunately pets are not allowed under any circumstances. Smoking Smoking is not permitted in any of our apartments/houses/villas at any time. Anyone found to have smoked will immediately forfeit the deposit and a further charge could possibly apply in order to remove any odour from the said property. Use You agree to use the apartment only for residential use and not to conduct any business that may be illegal or dangerous or to cause any damage that may cause the owner/landlord to suffer a financial loss in any way. Minimum stay / Minimum charge / Bookings exceeding 1 month There is a standard charge of bookings of one week which can then be renewed daily thereafter. Sort breaks are available of three nights at weekends Friday, Saturday, Sunday or four nights in the week Monday to Thursday and the price is calculated on 70% of the weekly rental charge Bookings of more than one month may have discounted rate which will be arranged on a individual basis. Children / Guarantor All persons under the age of 21 must be accompanied by an adult. We reserve the right to refuse a booking or increase the amount of the security deposit required if necessary. Keys or Door entry codes Where keys are used, a set of keys will either be dispatched to you before your arrival or handed to you personally at the apartment at the time of your arrival. Please note that once sets of keys are handed to you, they become your responsibility for the whole duration of your stay. In the event of keys being lost, misplaced or stolen a minimum charge of £50.00 is applied to cover the cost of re-issuing another key/set. If car park or key fobs are misplaced then the charge will be increased. Where security codes are used they will be given to you by sms/email once full payment has been received. These codes are to be kept secret at all times and not to be passed or used by anyone but yourself. Check in & Check out times / Bookings Check in time is 2 pm, Check out time is 11.00 am, however we do run a flexible time policy making it possible to check in and check out accordingly to your travel arrangements as long as it has been agreed with us prior or during your stay and as long as it does not affect our next booking in any way. Bookings for apartments can be made from any day of the week, subject to availability. Minimum weekly charge applies unless short break of 3-4 nights is taken then 70% of weekly charge is applicable. However most Villas must be booked from Friday to Friday only. Late arrival / Delays If you are delayed in anyway, you MUST inform us our representative immediately, A surcharge will be applied in cases where there is a late arrival or anyone arriving after 9pm whether in Uk or abroad. Further conditions You agree to keep the apartment in a clean & tidy state at ALL times throughout your tenancy. Vat - Some properties are subject to Vat whilst others are not. Where vat is applicable it will be charged at 17.5% for the first 28 days and 5% thereafter. You wil be notified at time of booking. Stay in the North shall not be liable for any failure, cancellation or delay in performance of its obligations, which results directly or indirectly from any cause or circumstance, which is beyond its reasonable control. The following shall be regarded as examples of such circumstances: building or maintenance works, act of God, outbreak of hostilities, riot, civil disturbance, acts of terrorism, revolution, the act of any government or authority (including but not limited to refusal or revocation of any licence or consent), fire, flood, lightning, explosion, fog or bad weather, interruption or failure of a utility service (including but not limited to electricity, gas, water or telecommunications). Telephone & Internet services (where applicable) You agree not to use these services in connection with; Fraud or in connection with a criminal offence or in any other way which is unlawful; Contravention of any licence or third party rights, or in contravention of BT's Acceptable Use Policies located at www.abuse-guidance.com as may be amended from time to time; Sending, knowingly receive, upload, download, or use any material which is offensive, abusive, indecent, defamatory, obscene or menacing, or in breach of copyright, confidence, privacy or any other rights; Spamming or to send or provide unsolicited advertising or promotional material or, knowingly to receive responses to any spam, unsolicited advertising or promotional material sent or provided by any third party; The view to cause annoyance, inconvenience or needless anxiety; Or in any way which we reasonably think is, or is likely to be, detrimental to the provision of the service to you or any of our customers. You agree to take all reasonable steps to make sure that this does not happen. We take this kind of misuse very seriously. If we reasonably believe it has happened, we may take immediate action to suspend the service or end this agreement without telling you first, even if you were not aware of the misuse. You agree not to connect equipment to our network that may harm it or other customers' equipment. If you do, you must disconnect it immediately, or allow us to do so at your expense. Payment terms & Methods (i) Cheques or postal orders payable to Mrs J Wills (UK Residents only) (ii) Payment online by debit or credit card. . (iii) payment over phone. Insurance You are strongly recommended to obtain travel insurance against cancellation, theft and for medical cover. Belongings left in any apartment/house or villas are left with at your own risk and neither Stay in the North nor the owner or landlords are to be held responsible. Stay in the North reserves the right to change these terms and conditions from time to time. Your booking is governed by English law and is subject to the exclusive jurisdiction of the English courts. The booking confirmation and these terms represent the entire agreement between and you. Mr & Mrs Wills Except as otherwise provided in these booking terms and conditions, your statutory rights are not affected. Copies of photographic Id must be shown upon arrival for all attending parties (where applicable). |
